It's crucial to list your property on the main search channels relevant to your area and to provide high-quality information about the property, whether it's for rent or for sale. The goal is to maximize visibility to attract potential tenants or buyers.
To achieve maximum occupancy, it's important to build a "brand" for your accommodation. Occupancy rates improve over time with positive reviews and repeat customers. Providing an excellent guest experience and good value for money is key. Between online visibility, word-of-mouth, and returning customers, you can expect your occupancy rates to increase year by year.
The criteria for choosing the right tenant depend on whether you're looking for a long-term or short-term tenant. It's important to clearly specify who the property is intended for. You can attract a specific clientele by offering specialized services. For example, for families, it's crucial to provide child-friendly amenities like baby beds and high chairs. For golf players, offering storage space for their golf equipment can be a plus. The more conveniences you offer to your ideal client, the more likely they are to rent. For long-term rentals, conducting a financial background check on potential tenants is essential.
The minimum stay depends on the season. For the summer season, we recommend a minimum stay of 7 nights. For the winter season, a minimum of 3 nights is advised. During the mid-season, a 5-night minimum stay is recommended. As the current month approaches, we gradually reduce the minimum stay requirement to 3 or 2 nights, depending on the property. This is because short stays during high or mid-season can disrupt the potential for longer bookings, making it difficult to rent out the remaining days of the week.
For short-term tenants, all expenses are included in the rental fee. For long-term tenants, all individual service-related expenses are to be paid separately by the tenant. In the case of monthly rentals, only the electricity cost is paid separately by the tenant.
